The SBA has announced a major change that creates new opportunities for growing businesses. Effective July 4, 2026, eligible borrowers can now access up to $10 million in combined SBA-backed financing by utilizing both the SBA 504 and SBA 7(a) programs.
For businesses investing in commercial real estate, major equipment purchases, facility expansions, or manufacturing capacity, this change creates greater flexibility than ever before.
Previously, the cumulative limit was generally capped at $5 million. Under the new rule, borrowers may obtain up to $5 million through a 7(a) loan and up to $5 million through a 504 loan, significantly expanding access to capital for businesses pursuing growth initiatives.
